In the initial two months of 2025, home sales in the Fort Smith metropolitan area decreased by 1.5%, as reported by Talk Business & Politics. This drop was more pronounced in Sebastian County, where there was an 12.5% decrease during the same timeframe when comparing 2025 to 2024.
This deceleration comes after a robust 2024, during which sales increased by 6.6%, and the overall sales value surged by 14%.
Even though fewer houses were sold this year up until now (397 compared to last year’s 403), the overall sales value went up by 12.5%, reaching $96.3 million. This increase was primarily due to a 14.2% jump in the average house price to $242,686.
Properties are staying on the market for a bit longer as well, with an average of 93 days.
